Why Is My Apartment Parking Lot Turning Gray and Cracking?

The parking lot consists of about 95 percent rock; only 5 to 6 percent of that amount, by weight, is the asphalt cement binder, which holds all the stones together and gives the surface its black color. All the problems you can see occurring there are taking place within that thin layer.

The figure in question is 5 percent. A newly paved surface reflects about 5 percent of the sunlight it receives. As asphalt wears out, EPA studies on cool pavements and urban heat islands show its reflectance can drop to 10 per cent and 20 per cent. The change from black to gray isn’t dirt, and it isn’t caused by paint fading. It is a chemical indication of how much binder remains.

On each of my visits, we advise property managers that the color of your land is like a fuel gauge: when it’s black, the tank is full; if it’s charcoal, you’re using up the fuel in the middle of the tank; and when it’s light grey with a sandpaper texture, you’re running on fumes, the cracks that you observe being the first sign of a failure that is already progressing.

What Actually Turns Asphalt Gray

The asphalt binder consists of lighter oils mixed with heavier compounds. The lighter portion is the first to be attacked by ultraviolet light and oxygen; the oils either vaporize or turn into stiffer and more brittle substances. As a result, the binder remaining behind becomes less flexible. A flexible binder is able to stretch as the pavement expands and contracts, whereas a brittle one breaks.

The most rapid occurrence of that reaction is in the top three eighths of an inch, since this is the layer that you both examine and walk on. As the binder thins, it no longer completely covers the aggregate, and the light-colored limestone or gravel in your mixture begins to show through. The land appears grey because you are actually seeing the exposed rock.

Once the binder gives up, three things follow in a predictable order:

  • The surface spreads out with microscopic holes joining together and the water flowing downwards into the base rather than running off.
  • Cracks appear in the pavement because a fragile surface can’t absorb thermal movement and splits.
  • The whole thing comes loose, the stones pop free, the surface becomes gritty, and you sweep the black sand out of the gutter line.

Not All Gray Means the Same Thing

It is in this case that most property managers make a mistake and end up spending money on the incorrect treatment. There are four very different conditions, which all appear gray when viewed from forty feet away. Here’s how we can tell them apart.

In apartment complexes this last row is more important than in any other place. Unlike chemical softening, raveling and binder loss behave in a different way, and sealcoating on an oil-saturated area fails within a few weeks. We always prime or excavate those areas separately.

Your Cracks Have a Map, and It Tells You the Cause

The specific pattern and position of the crack quickly narrow down the possible diagnosis. You can use this table while walking around your property by viewing it on your phone.

The kind of cracking that reduces costs occurs in places with little or no traffic, whereas alligator cracking happens in areas where the heavy wheels pass over. It is no surprise if your back overflow area appears worse than your busy main aisle; that is exactly what should be expected. Unoccupied road surfaces bake continuously and are never worked over by traffic.

Why One Apartment Lot Ages in Five Different Ways

A community with 400 spaces isn’t a single pavement; it comprises several microclimates and is therefore priced separately.

  • The rows facing south and west are addressed first because they receive the most afternoon UV radiation each day and, as a result, turn gray 1 to 3 years before the north side of the building.
  • The carport and the covered stalls remain black for several years; they make up your control group, showing that UV light affects the reaction more than aging does.
  • The snow pile corner fails every time. Wherever your plow contractor stacks snow all winter, salt concentrates, and meltwater saturates that section for weeks. In Columbus, Cleveland, and Akron communities, I can find the snow pile corner without asking anyone.
  • Each stall develops an identical oil stain. Since the cars park at the same depth against the wheel stop, the drips fall in a repeating pattern along the row. This creates evenly spaced soft spots that appear deliberately placed.
  • Irrigation overspray keeps edge rows wet. Constant moisture strips the binder from the aggregate and accelerates raveling along a narrow strip beside the landscape beds.
  • Tree canopy trades one problem for another. Shaded pavement oxidizes more slowly but stays damp, grows algae, holds leaf-litter acids, and heaves when roots push up.

Ohio makes all of this worse than a southern market does. Properties across Franklin County and Cuyahoga County swing above and below freezing dozens of times each winter, and the National Weather Service office serving southwest Ohio records those cycles every season. Each freeze-thaw event drives water into a crack, expands it, and leaves a slightly wider crack behind.

Five Field Tests You Can Run Today

You don’t need any equipment to get useful information about your own group.

  1. To carry out the key scratch, drag a key across the surface in a grey area; if it leaves a light trace, the binder holds, but if the loose stones scrape free, you are ravelling, and your opportunity for a simple surface treatment is ending.
  2. The rain test: observe the car park immediately after a storm. With sound pavement, water runs off and stays dark for a short time, while oxidized pavement absorbs water and turns gray again within a few minutes.
  3. The ruler test: check the width of the crack. If it is less than one-eighth of an inch, then it should be monitored. If it is between one-eighth and one-half of an inch, then it should be sealed at once. When the crack is more than three-quarters of an inch and the edges are crumbling, it means that the crack has outstripped the sealant.
  4. For the block shrinkage check, take a photograph of the area where the blocks are cracked from the same position every spring. If the squares become smaller from year to year, then oxidation is speeding up and you will have about two to four seasons before overlay is the only available option.
  5. Use a white cloth wipe and wipe a damp white rag over a gray area. If a chalky white residue appears, this indicates the presence of deicer film; if the residue is black or brown, then the binder is still there and you are dealing with genuine oxidation, not salt.

What It Costs to Act Versus Wait

The economic argument put forward by the FHWA’s pavement preservation program is clear: treatments carried out when the pavement is still in fair condition cost only a small part of what would be incurred if reconstruction were carried out later. To illustrate this, consider a real apartment site.

The variation depends on the region, the quantity involved, and whether or not mobilization takes place. Nevertheless, the same pattern is observed everywhere: a community that closes on a five-year basis makes a small number of payments regularly, while one that waits until year 18 writes a single very large check, this check generally coming in the same year as a refinance or a sale.

1. How long should I wait before applying the first sealcoat after the asphalt has been installed?

It is best not to seal a new driveway immediately, even if the surface still looks perfect, because fresh asphalt needs time to cure and release any residual oils. Most manufacturers and contractors suggest waiting between 90 days and 12 months depending on the climate, the mix design, and the amount of sunlight the area receives. If you seal too early, the oils get trapped, the surface stays soft, gets scuffed by tires, and shows power steering marks throughout the season. Having in late summer generally means sealing either the following spring or early summer, and not sealing before winter arrives.

2. What is the difference between coal tar and asphalt emulsion sealer, and are there any restrictions applicable to them?

Coal tar sealers, a petroleum-byproduct-based product, have long been valued for their chemical resistance; asphalt-based emulsion sealers are based on asphalt and usually contain fewer polycyclic aromatic hydrocarbons. An increasing number of states, counties, and municipalities have introduced restrictions or outright bans on coal tar sealers due to concerns about PAH runoff. Because the list is constantly changing, check local regulations before approving a scope. Instead of merely stating ‘sealcoat’ on a proposal, ask the contractor to give the name of the exact product and to provide the safety data sheet. We select the appropriate product according to the local regulations and in relation to the level of traffic on the site, and we include the product name in writing on each bid.

3. What happens to my striping and ADA markings when sealcoating is carried out, and who is responsible for repainting them?

Since sealcoating covers the existing paint, restriping is included in the work, not an optional extra. You should make sure that your proposal lists the layout, the number of stalls, the directional arrows, and the fire lane markings, and for every accessible stall, both its access aisle and its symbol, all set out as separate line items that are clearly visible. This is also your best chance to correct an incorrect stall count or bring accessible parking into compliance with current standards, since the parking area is already empty. Take photographs of the entire parking area before any work starts so that there can be no disagreement later about what was originally included.

4. How long will residents have to remain off the premises, and will the sealer seep into the apartments?

For the treated area, keep vehicles away for 24 to 48 hours—depending on temperature, humidity, and sunlight—and avoid foot traffic for at least the first few hours. Since fresh sealer leaves tracks, it can transfer onto shoes, pets’ paws, and light-colored carpet if residents have to walk over a section that is curing. We divide the apartment blocks into zones so that each building always has one open entrance and a path for walking, and we suggest putting up notices 14 days before, 72 hours before, and on the morning of the cure. Putting walk-off mats at the building entrances during the curing period greatly reduces complaints from residents.

5. Does the presence of a grey and cracked driveway actually have an impact on leasing and renewals?

Certainly, and it occurs earlier in the sales process than most people realize. The parking lot is the first thing a potential buyer sees after they park, and it appears in the background of nearly all exterior photos in your listing, as well as in the impression you give during a drive-by. Lease teams regularly note that prospects interpret a poorly maintained parking area as an indication that maintenance requests will be ignored, causing them to choose a different community at the same rent. Renewal decisions are also affected, since residents who pass over the same cracked area every day associate that experience with the value of the rent they are paying.

6. Should sealcoating be an operating expense or a capital expense in my budget?

The general distinction is that routine maintenance, which preserves existing condition, tends to land in operating expense. In contrast, work that extends useful life or improves the asset tends to get capitalized. Sealcoating and crack sealing often fall into the operating bucket, while mill and overlay or reconstruction usually get capitalized and depreciated. Your specific treatment depends on your ownership structure, your accounting policy, and your accountant’s reading of the applicable rules, so confirm it with your controller before you build the budget. 7. Can an asphalt rejuvenator restore the black instead of sealcoating?

Rejuvenators work differently from sealers. A sealer sits on top as a protective film, while a rejuvenator is designed to penetrate and replenish some of the lighter oils’ oxidation stripped from the binder. They can be a good fit for relatively young pavement that has started to gray but has not yet begun cracking or raveling, and some products restore a darker appearance for a season or two. They will not repair cracks, rebuild a failing base, or rescue a surface that is already shedding aggregate. We evaluate the pavement’s age, condition score, and traffic before recommending one, because using a rejuvenator on a lot that needs an overlay delays the real repair.
